Plans to install new windows in the property at 1950 Page Street may inadvertently destroy six of San Francisco's tiled mosaic murals. Hoodline reported that the property owner, private arts school Fei Tian Academy, hopes to remove the artworks by December 31 due to concerns for students' safety. If the murals are not removed properly, they will crumble to pieces, according to Lower Haight Sharon Virtue, who installed the murals in 2007 and 2008 through funding from the San Francisco Arts Commission, according to Hoodline.

Yahoo has held onto a 48.6-acre development site in Santa Clara for years despite the company's stalled growth, but now it is reportedly up for sale, according to the Silicon Valley Business Journal. The site is near Levi's Stadium and has been part of Yahoo's real estate portfolio since 2006 when the company's revenues were still growing. Yahoo received approvals in 2010 to build enough office space for 12,000 employees, but construction never began.

Now, the Planning Department has responded to preliminary plans for the development with encouragement to build more units than the currently planned nine. Upping the density of the development would also mean triggering the requirement to include below-market-rate housing that begins with ten units.

This South Beach listing was last sold in July 25, 2013 for $1.85 million, and it's now returned to the market almost $1 million more than that price. This past February, Curbed reported that the planned redevelopment for Duboce Triangle's Sullivan's Funeral Home wouldn't begin for another two years, but, according to Hoodline, Prado Group, Inc.'s project has been fast-tracked. Along with the funeral home on 2254 Market Street, a parking lot east of the site will be redeveloped to make way for the planned residential units.

The cap hasn't been an issue in many years, but it is likely to come into effect in 2016. There's just one exception: new office buildings under 50,000 square feet have their own, separate allowance. The San Francisco Business Times reports that plans for a new office at 2525 16th Street have just been filed that barely squeak in under this smaller cap at 49,999 square feet.
