CURBED COMPARISONS

What $3,000/Month Rents You in San Francisco

Welcome to Curbed Comparisons, a column that explores what one can rent for a set dollar amount in various San Francisco neighborhoods. Is one man's studio another man's townhouse? Let's find out! Today's price: $3,000.

↑ You're going to have to pay up if you want to live in a choice area of San Francisco. In this case it's Nob Hill, and $2,995/month will get you a tiny, albeit fancy, studio apartment. Property highlights: the building's lobby is gorgeous and the unit has its own washer and dryer. There's no parking and no mention of pets.
↑ This is a pretty sweet spot if you want to live within walking distance of the beach in the Outer Sunset. It's also off of Taraval Street so you're really close to shops and restaurants. The 2-bedroom, 1-bathroom apartment is on the top floor and is asking $2,995/month. There's a working fireplace! Parking and extra storage are included; there are hookups for a washing machine and dryer; no pets are allowed. ↑ In Pacific Heights, this gorgeous 1-bedroom, 1-bathroom apartmentis available for $3,050/month. It's located on the top floor and has two entrances. The apartment is packed with architectural details, but sadly the kitchen—while spacious—leaves a lot to be desired. No parking; laundry's in the building; there's no mention of pets. ↑ For exactly $3,000/month, you can live in this recently remodeledstudio in the heart of Hayes Valley. It's on the first floor (no stairs!), has hardwood floors, and a little nook that could be a home office area. No parking or pets; there are laundry facilities in the building. ↑ What appears to be an inlaw in a pretty adorable c. 1890 Cow HollowVictorian is on the market for $2,950/month. The 1-bedroom has low ceilings and bad light, so we're thinking it's very likely an inlaw. The flooring is a combo of carpet and hardwood. No pets, parking, or laundry.

Sorry San Francisco, I have given up on you. I currently live in a newer 3,000 sq ft home with large backyard and pool an hour's commute from the bay bridge. My mortgage is $1,800 a month. Summers are warm to hot so the pool is a nice feature. If I want to be in the city, I can drive in an hour (depending on traffic) or take BART which is a 15 minute ride from my new house. BART is adding a station that will be less than 5 minutes from my door. Okay, so the location of my new home is between Antioch and Brentwood. Before you all start trashing Antioch, we live in a beautiful newer neighborhood of large homes close to the town of Brentwood. Yes, there is a bad area of Antioch, but we are no where near that part of town. Again, our mortgage is less than a studio apartment in the city. Our real estate agent was Peter Lekas at 925-238-4921. He knows the area and can find you a great, large home. Two car garage and our own 4 bedroom home with washer/dryer. I will put up with the hour drive.

Outer sunset is a great deal until you realize it takes you 25 minutes to drive downtown with no traffic, and that you'll need at least 10 mg of Prozac a day to live there longer than a year without shooting yourself in the head.
