See What The 24-Story Tower at 403 Dexter Might Look Like
Wilshire Capital Partners' third Seattle project is going before the design review board tonight and they've posted plans and renderings with the city so you can get an idea of what they're thinking. Plans call for a 24-story residential tower at 403 Dexter Ave. N. with approximately 248 units, 2,000 sf of retail and 100 parking spaces. Those numbers could rise to 280 units and 160 parking spaces if the lot at 401 Dexter is incorporated as well. This project was initially intended to be seven-stories but the recent South Lake Union rezoning makes a much bigger tower possible now. According to renderings, residences will range from open 1-BRs to 2-BRs. The preferred design by architectVia Architecture envokes a "wrapping" look of two distinct sections wrapping around one another. The project would be located right next door to Modera Apartments and just across the street from the newKing 5 site development, which is also going before the board tonight for review. Wilshire Capital told DJC early this year that construction could begin by this fall but there's no recent confirmation on that or when it might be completed.

Mapping 14 Imperiled Modern Buildings Being Rescued by the Getty Foundation
It hasn't been an easy year for 20th-century architecture. The world bid adieu to Tokyo's Hotel Okura, mourned the loss of Paul Rudolph'sOrange County Government Center, and said a tearful farewell to Josep LluÃs Sert's Martin Luther King Jr. School. And that doesn't even begin to account for those perishing under the weight of abandonment, neglect, and water damage. So who is going to come to the defense of our many embattled midcentury structures? The Getty Foundation'sKeeping It Modern program, of course. According to a recently released announcement pledging over $1.75 million to the conservation of imperiled landmarks, everything from Charles Rennie Mackintosh's Hill House to Walter Gropius' residence can breath a sigh of relief, at least for this year.
Take a Look at the Two Towers Planned at the Old KING 5 Site
We'd already seen the shell of Kilroy's plans for the old KING 5 site at 333 Dexter in South Lake Union. Tonight, the design review board gets a good look at improved renderings and we can take a peak as well. The proposed set of 12-story towers will include 582,000 sf of office space, 15,000 sf of retail and roughly 700 underground parking spaces. Each building has its own distinct look based on where it's facing. The south tower would feature a concave shape that allows for a public plaza andSpace Needle views. The north tower seems to be much more straight-forward, though the proposal does call for "a robust architectural statement." It looks like heavy usage of criss-cross columns will be used to jut the buildings out while keeping sidewalk space clear for pedestrians. The two towers would connect on three levels so some floors could stretch as big as 60,000 sf. The Miller Hull Partnership is lead architect on the project, which is expected to cost $375M and be completed by the middle of 2018.

Ever since it was announced, it seems as though trouble follows 8th & Howelleverywhere it goes on it's path to becoming Seattle's tallest hotel. The latest bit comes in the form of an investigation by the Seattle city auditor over claims that planners were going to allow the hotel project to move forward while contributing millions less than it should have to the city's low-income housing fund. The investigation comes at the behest of City Councilmember Mike O'Brien. Planners have since said the decision was a mistake while developer R.C. Hedreen claims it's all part of a union scheme meant to help their side in an ongoing conflict between the two. [ST]
Get Close to Lake Union & July 4th Fireworks for $1.6M
The chill waters of Lake Union look a lot more inviting when it is this hot out. The waters are also welcome because spent fireworks won't find a lawn to land in. They may hit the roof, but you'll be up there watching the show - and they rarely hit anyone. Right? It is days like the Fourth that heighten the value of Seattle's houseboats. Sit on the rooftop deck of this one for $1,595,000, enjoy the view, and know that walking down the stairs gets you to 2,000 square feet of two story living space with 2 bedrooms and 2 bathrooms. Pity the people lining up for the porta-potties. The fireworks aren't every day, though; so, the rest of the year spend more time noticing the open floor plan, the built-in angular furniture that reflects the angular wood paneling, and the jetted tub. The wine fridge that holds a few cases is also useful year-round. Some houseboats get to see the water, and maybe have room for a kayak or two. This one comes with a slip; which makes it much easier to jump into the Duck Dodge (if you don't know, ask a Seattle sailor), or create a commute that gets to ignore the traffic reports. Even if you don't jump in, paddle around, or sail across it, all that water will keep your house cooler. Imagine that, an air conditioner that is quiet and that can't break down.
You're never going to believe this but Seattle-area home prices and sales continued their upward ascent in April.According to Case-Shiller index data, the average price of existing single-family homes in King, Snohomish and Pierce counties rose 0.9 percent from March, which itself rose one percent from February. The region has now seen home prices rise 7.5 percent since 2015 began. The only saving grace for homebuyers is that we're still around 7 percent off the 2007 peak. But we're getting closer... Spotting Real-World Architecture in Monument Valley

Minimalism in architecture means smooth surfaces, a limited color and materials palette, a refusal to clutter or adorn. Minimalism builds the should-nots into its structure—if you need to #Konmari afterward, you're not listening—setting out a lifestyle that may be difficult but should reward you with a living space of monochrome dishware, right-angled benches, and columns of natural light. It may result in a building that looks of another world, absent the irrationality (and dirt) of what we commonly refer to as real life.
Minimalism in game-making shares many of the same qualities, at least according to Neil McFarland, Director of Games at UsTwo, makers of Monument Valley, the addictive spatial puzzle-solving app that's clocked four million downloads and counting. "There is very little in the levels that is superfluous. There are no achievements in the game, no unlockables, no secrets. We really wanted it to be just about the experience of traveling through those monuments and nothing else."

Find a Perfect Fireworks-Watching Spot in Eastlake for $749K
Now, the house is a platform for watching the fireworks over Lake Union. In 1926, it was just a carriage house. Things change. A couple of decades after it was built, it was turned into a house. Now, it is a 3 bedroom, 2 bath house that has second floor views of the lake, the city, the mountains - and of course, the fireworks. Inside, there's been a lot of updating going on. Those Brazilian Cherry floors probably weren't original, but look fine now. The claw foot tub and shower may be a bit of a throwback, and probably weren't original either; though they could be. But, on the 4th and on New Year's Eve, it is the uninterrupted view of fireworks that trumps everything else. If you like that sort of thing then maybe you'll like the $749,000 price, too.

How far you willing to go? Stuart Island is one of the few places the US/Canada border deviates from a straight line. Victoria, BC is south and west of it. To get there you have to have a boat or a plane because the ferries don't run there. There's a $1,950,000 estate for sale that has a deep water dock and is beside the airstrip. It even has a hangar. The main house is 3 bedrooms and 1 bath spread out over 3,384 square feet; but the real appeal is the solitude, the ambience, and the style. As long as it juts out into the Pacific Rim, it might as well pull in some Japanese influences, too.
Get Into This Tiny Craftsman in Fauntleroy for $340K
Welcome to Tiny Homes, an idea that is more popular with minimalists than with neighborhood associations and zoning boards. We'll point out the fun parts. You'll have to check out the logistics and legalities - but some tinies have been around for decades.
When you remodel a 640 square foot house by upgrading the wiring, the drywall, the plumbing, the paint, the sewer line, the water heater, the kitchen appliances, the kitchen cabinets, and the laundry there's very little that's left untouched. With all of that work, this 1 bedroom, 1 bath, 1918 cottage probably feels fresher than it has been for decades. It is a craftsman style that looks like experienced people have been exercising their crafts. Even the tub is refurbished. The clawfoot tub fits the house well, to the extent that it replicates the era when showers were uncommon. It is a tub, not a shower. If you want a shower, well, there's your opportunity to add another touch to the place - though granted that is only a shower curtain and shower head. Or you can just leave it old-fashioned. As with most small houses, what's outside is important, too; because some living happens outdoors in open spaces. The yard is nicely landscaped and decorated. Check to see if the Buddha statue remains. They've done a lot with 2,834 square feet, without having to do a lot because the lot is so small. The less you have to do, the more time you have to do other stuff. What's the value of that? Compare that against the price of $339,950.
