ARCHITECTURAL CRAZINESS

Zoning Approved for This Striking River North Condo Project

With this current building boom inundating downtown Chicago with new highrise apartment towers, hotels, and office buildings, we might not always stop to admire a project that features merely eight units. However, this HPA-designed ten story condo tower that just made its way through the city's zoning appeals board has a design that certainly offers something a little different. Slated for 61 West Erie, right next to the back of that Ontario Street Walgreens with the terrible parking lot, this condo building has prices starting at $1.7 million all the way up to nearly three million dollars for the two level penthouse unit. Each home includes tons of terrace space, at least three and a half bedrooms, and two secure indoor parking spaces on the ground floor.
With the high price tag comes high style, and while model renders feature tasteful modern interiors, it's the post-post-modern exterior design that sets this building apart from anything else on the block. With the board's approval, the lot's zoning requirement for commercial space on the ground floor of any new construction is removed and the property is cleared of the regulatory hurdles blocking the originally planned start date early last year. HPA, or Hartshorne Plunkard Architecture, have already made their mark on River North with several eye-catching residential towers that finished during the previous housing boom, and the recently-finished Jones Apartments.

You've got to be kidding me!! Between this and the fulton west loft building....AM I UNDER THE RIGHT CITY? IS THIS CURBED CHICAGO,?? Beautiful...love the blend of concrete and wood. Kind of resembles/reminds me of the Contemporaine on Grand and Wells by Perkins + Will one of my favorite buildings in the city. Nice additon to RN
I welcome this striking design. It is not trying to recreate a French Chateau nor is trying it to please everyone by becoming a bland red brick or beige tower with punched openings. It does feel out of scale with its neighbors, but that's ok given its River North context. It will be interesting if the builders can get the architectural concrete to look as good as the renderings. I have yet to see good architectural concrete work outside of Switzerland or a handful of architects like Kahn, Ando or Calatrava.
Does this mean that Chicago is turning the corner and emerging from its pit of bland architecture?
i literally got horny looking at this. now if only i had the kind of money to live in something so sexy
It's a great design!, but there needs to be at least one tree. There isn't one leaf of any green anywhere. It's "walled" in with hard scape. Even planters would work.
Wait am I in Chicago or NYC??? Chicago got something right- wait.... Beautiful design. Surprised it's by HPA architects. They must have hired some new people. Refreshing to see a bold new design!
That is very nice and there should be many more buildings like this especially in the neighborhoods. But the owners of those condos need to take care of that wood(assuming that is wood). It will look pretty bad after one season in this city. It needs to be stained once a year.
The Jones Chicago building is quite hideous, this is much nicer from a curb appeal standpoint. I do have to LOL at the sunbathing chairs on the north facing terrace that won't get any sunlight ever though...
Too much blank wall facing the street. Curb cut too big. Not street friendly and it overpowers the other smaller buildings to the west.
That "curb cut" is already there for the walgreens drive thru and pass around lane
The tenants definitely need to add planters and potted plants to add some vegetation to the building. Otherwise it is great.
@Seth: Seth, why don't you move to Detroit.
