THAT DIRTY WATER!

NYC Area Waters Filled With Millions of Plastic Particles

On Seinfeld, Kramer was happy to take a dip in the East River. You probably shouldn't. According to a new study by NY/NJ Baykeeper, the waters surrounding New York City are filled with at least 165 million plastic particles at any given time, the New York Daily News reported. The study looked at bodies of water including New York Harbor, Hudson River, East River, Upper New York Bay, and Newtown Creek.

It has now been on and off the market over a period of six years, so the real estate brokers and owners of the "Gingerbread House" in Bay Ridge, Brooklyn are trying something new. Douglas Elliman, the firm representing 8220 Narrows Avenue, the official address for the house, has released a drone-shot video of the property to encourage interest in the sale, the Brooklyn Daily Eagle reports.

CELEBRITY REAL ESTATE

Sarah Jessica Parker May Be Making a West Village Megamansion

Superbroker Dolly Lenz has laid to rest the rumor that Sarah Jessica Parker and Matthew Broderick were house-hunting in the West Village by confirming, via Instagram, that the celebrity duo have indeed inked a deal for two townhouses on West 11th Street. It seems that Parker and Broderick are hoping on the megamansion bandwagon with plans to combine the townhouses at 273 and 275 West 11th Street into a 50-foot-wide 13,900-square-foot mansion. Yowza—and we all thought their West 10th Street digs were nice.

It's been months since we checked in on construction of Cornell University's tech campus on Roosevelt Island, in the middle of the East River. Now, thanks to photos posted by Tectonic, we can report the Handel Architects-designed residential tower is making real headway. The 26-story 350-unit building, which will use energy-efficient passive house design, is more than halfway to its final height. Other buildings such as the Bloomberg Center and The Bridge have also made progress. Completion of this phase of the campus is expected in 2017.

An inventive, new, building in Bushwick will see it's ground floor parking turned into an event space after hours, Brownstoner reports. The planned multi-purpose building will also have a restaurant or retail space below ground, and offices above, and parallel to the parking space.

How Much For a Nicely Renovated Prospect Heights 2BR?

PriceSpotter is Curbed's asking price guessing game. We provide you with some details and pictures from a listing, and you take a crack at the price in the comments. Tomorrow we reveal the answer. And hey, no cheating!
What/Where: 2BR/2BA co-op in Prospect Heights
Square Footage: n/a
Maintenance/CC: $1 (yes, really)
This Prospect Heights co-op is quite a gem: It was recently gut-renovated, and has two true bedrooms (on opposite ends of the L-shaped unit), two bathrooms, lots of closet space, and a rather large kitchen with a breakfast bar. It's in a 1920s co-op building where, unbelievably, the maintenance fee is listed at only $1. (Is it a typo? A prank?) It's also located close to transit and near some of the neighborhood's landmarks, including the Brooklyn Museum and Grand Army Plaza. So the big question: How much do you think it's asking?

Haysha Deitch, the contentious landlord of the Prospect Park Residence retirement home, is following through with plans to construct an 11-story condo on the site of two auto body shops at 243 and 245 Fourth Avenue. The developer filed demolition permits at the site this week with plans to move ahead with a 16-unit building with a private roof deck, pet spa and children's playroom designed by Karl Fischer, DNAinfo reports. Deitsch paid about $10 million for the two properties along Fourth Avenue between Carroll and President streets and filed plans for the site in September.

Seaport Museum to Open First Exhibit Since Hurricane Sandy

SSSM_Archives_Wavertree_SanFrancisco1885.jpg
More than three years after Hurricane Sandy swept through Lower Manhattan, devastating many of the buildings in and around the island's waterfront-hugging neighborhoods, one of those structures is finally bouncing back. The Seaport Museum announced that it will hold its first exhibition since Sandy happened in 2012; the show, "Street of Ships: The Port and Its People" (which opens March 17) is a deep dive into the history of the Seaport (once called "the street of ships," hence the title), as well as a celebration of the museum's progress thus far.

Nice But Unorthodox Studio In the Heart of NYU Asks $775,000

Welcome back to The Six Digit Club, in which we take a look at a newish-to-market listing priced under $1 million, because nice things sometimes come in small packages. Send nominations to the tipline.
Usually, brokerbabble doesn't shy away from marketing small apartments around colleges as "perfect for students", but the listing for this Waverly Place studio, right in the heart of NYU territory, does no such thing. We'll call it out, though: for the NYU student who, when they were 12, made a small fortune on the stock market, or, more likely, for the NYU student whose parents will dish out, this one's for you. At 570 square feet (maybe), this place is decent in size, but it's been laid out quite thoughtfully if not unorthodoxly with a platform for a desk above a closet, and a lofted sleeping area above the bathroom. Both the bathroom and kitchen have been fitted out with high-end finishes. The co-op is asking $775,000, and has a monthly maintenance charge of $1,199.

Construction is now underway at 61 Bond Street, the long rumored site of the Ace Hotel's Brooklyn outpost, YIMBY reports. Located at the intersection of Downtown Brooklyn and Boerum Hill, the former parking lot, which also goes by the address of 252 Schermerhorn Street, has been cleared to make way for a new hotel, though it's unclear at this time what hotel it will be.

Brooklyn's Largest Office Tower May Rise Near Pacific Park

Screen Shot 2016-02-16 at 3.07.47 PM.png
The footprint of Pacific Park (or, the Megaproject Formerly Known As Atlantic Yards) could be getting even bigger: Crain's reports that Greenland Forest City (a collaborative effort between Forest City Ratner and Greenland Holdings) is looking to build an enormous office tower near the Barclays Center, on a site currently occupied by a P.C. Richard & Son and a Modell's. In order to do so, the firm would need to secure air rights from a parcel of land in front of the Brooklyn stadium.

New York City Rent Comparison: What $2,000 Gets You In Brooklyn

Welcome to Curbed Comparisons, a column that explores what one can rent for a set dollar amount in various NYC neighborhoods. Is one man's studio another man's townhouse? Let's find out! Today we're only looking at units in Brooklyn and our price: $2,000/month.
↑ This gorgeous two-bedroom apartment spans 1,000 square feet and is located in a townhouse in Bushwick, according to the brokerbabble. The apartment has all the minimal finishings you'd expect of a space in Bushwick as well as large windows that provide tons of light, hardwood floors, and beautiful wooden doors and paneling. The only thing that goes against this place that's renting for $2,000 per month: no pets allowed.
