Tallest Residential Building in Western Hemisphere is selling already--432 Park Avenue

It's the first official day of spring, and that means this year's crop of new developments is about to start hitting the market. They'll have a lot to live up to, because the season is starting off with a big one: 432 Park Avenue! The city's—nay, the western hemisphere's—future tallest residential building is now available. Or at least, two-thirds of the units are. A full third are already in contract, according to the Journal. We know you're hungry for details, and the renderings above barely scratch the surface, so here we go: the 1,396-foot, Rafael Vinoly-designed tower should be finished in 2015. It will contain a total of 126 apartments asking a combined $2.7 billion, which is, the Journal notes, the highest total asking price ever for a condominium building in Manhattan. That breaks down to $6,742/square foot.

432 Park Avenue is a supertall residential project by CIM Group for Midtown Manhattan, New York City, USA. With a height of 1,398 feet (426.11 m), 147 condominium apartments,[1] it will become one of the tallest buildings in the United States, as well as the tallest building in New York City to the roof, surpassing both the new and old World Trade Center buildings, and second tallest in total height behind One World Trade Center. Originally proposed at 1,300 feet (396 m) in 2011,[1][2] the building is set for a 2012 start date and expected completion in 2016.[3] Located at 432 Park Avenue, the building required the demolition of the 495 room Drake Hotel built in 1926. In 2006 the hotel was sold for $440 million to developer Harry Macklowe. It was demolished in 2007. The site became one of New York's most valuable development sites[4] due to its location in the heart of the city.

Design and layout

Designed by Rafael Viñoly around "the purest geometric form: the square," the tower will have eighty-four 93-foot-square stories, each with six 100-square-foot windows. The tower's condominium units will range from a 351-square-foot studio to a six-bedroom, seven-bath penthouse with a library, already under agreement for $95 million.[5] With an estimated cost of US$1 billion, the building's amenities will include 12 ft (3.7 m) high ceilings, golf training facilities, and private dining and screening rooms.[6] When completed, 432 Park Avenue is expected to become the second-tallest building in New York City and the tallest residential building in the Western Hemisphere.[5]

Construction

The work on the foundation began in September 2011 and by May 2012 the first re-bars were installed at the base of the foundation. The building reached grade level by early 2013. Given the simplicity of the design, the building is expected to rise at a rate of one floor per week with the mechanical floors taking around 2 weeks. It is expected to be topped out by early 2015, completed by mid 2015 and ready for occupancy by late 2015 or early 2016.[7]
